Baleares Implements New Regulations to Curb Tourist Rentals

The Balearic government has enacted a decree prohibiting new tourist accommodation in multifamily homes across all islands, aiming to combat illegal offers and address housing shortages for residents. Increased fines and a restructuring of tourist properties are also part of the plan, which has faced opposition from various political groups.


The Balearic Government has approved a measure that prohibits the creation of new tourist accommodations in multi-family buildings in all municipalities of the Islands. Additionally, fines will be increased to half a million euros to combat illegal offerings. This measure will allow tourism companies to convert buildings into residences for their workers, responding to the need for housing in areas with high tourist pressure.

In the words of PSOE spokesperson Iago Negueruela, the president of the Balearic Islands has been accused of lying and of "submitting to Vox" to push this decree forward. On the other hand, the nationalists of Més emphasize the importance of decreasing rather than continuing to grow and criticize the government's decision to maintain the previously authorized 90,000 tourist rental spaces.

The decree has also generated discontent among the opposition, especially PSOE, the nationalists of Més, and Podemos, who are bloc opposed to the measure. However, Vox is satisfied with the modifications made to the original text and highlights the removal of measures considered "interventionist and hidden restrictions."

One of the novelties of the regulation is the possibility of increasing the area of tourist establishments by up to 10% without adding new accommodations, as well as the creation of a temporary pool of spaces to regulate their management. The Government will also forgive up to 80% of fines for tourist accommodations that convert to residential rentals to increase the supply for residents.

In summary, the main objective of this decree is to promote a quality tourist offer in the Balearic Islands and establish a strict containment framework. Measures are planned to combat illegal offerings and regularize the tourism sector, seeking a balanced coexistence in multi-family buildings.
